Buying a new home is probably the biggest investment you will ever make.

So protect yourself, do not fall into this trap.

The majority of homebuyers rely on their real estate agent to refer an inspector, but there is a conflict of interest present. You want to know a little secret? Many home inspectors are dependent upon agent referrals to stay in business. As a result, they tend to minimize defects to keep the referring agents happy. Obviously, this is not in your best interest

Many agents categorize inspectors into three groups...

1. The inspectors they recommend when it is their listing. These are the guys with poor eyesight and dull pencils.

2. The inspectors they recommend when they are acting as a buyer's agent. These guys do an inspection LITE on details.

3. The inspectors they recommend to their relatives and friends. You want this inspector. This is the inspector realtors are reluctant to recommend, except when a friend or relative is buying a home.

Be cautious when you hear a realtor say...

  • We have good luck with this inspector.
  • He can inspect your home in 2 hours
  • His price is low
  • His reports are short, only four pages
