Tips to selling your home on your own

Start by doing a "walk through" and "walk-around" of your home and property as though you are a prospective buyer. Find the things that stand out and need "fixing" -- could be a new coat of paint on the front door, or a broken tile that needs replacing. Many of these little things you don't notice on a daily basis will stand out like a sore thumb to a prospective buyer. It might even be good to have a friend or family member do a critical walk through with a notebook.

Hire a home inspector to do an analysis of what needs to be done so there are no expensive surprises later on.

Get a professional appraisal of your home so you are not asking too much, or too little.

Make a flyer to include a clear description of your home with details on address, sq footage, number of bedrooms, bathrooms, taxes, garage/basement info, property size, local school details, and area info, along with your contact information. Good to include a photo as well. These can be distributed to people viewing your home and as well hung on local bulletin boards.

Put a sign on your lawn.

Advertise in local newspapers.

Place your home on as many FSBO internet sites as possible. Many are free such as ListNLook.com, Craigslist.com, and others.

Have on hand a copy of a sales contract applicable to your state laws.  Read it and understand it.
